INVESTMENT OBJECTIVES 

Pursuant to the bylaws of “Kolos-1” JSCSIP the main objectives of the investment activity of the Company are to acquire real rights (property rights and rights to develop plots) over real estate to be materialized in publicly offered securities; to attract a broad range of institutional and individual investors; to increase the equity and market value of the Company in order to provide shareholders with as high dividends as possible.
A more detailed description of the Company’s objectives includes:
1. Maximizing of the value of shareholders’ investment through advantageous acquisition and proper management of the Company’s assets;
2. Balancing the portfolio by investing in various types of real estate, at the same time focusing on high-quality properties in Sofia and other regions in Bulgaria, in order to attain high returns on investment;
3. Entering the agricultural land market in Bulgaria and purchase plots of land at competitive prices in regions with productive arable land. Purchased plots of land are envisaged to either let out for rent, sell for buying additional land, or exchange for the purpose of consolidation.
4. Providing a steadily increasing operating income through leasing/renting the owned properties, which will be distributed among shareholders as dividends;
5. Providing high liquidity opportunities to the shareholders by registering “Kolos-1” JSCSIP for trade on the Bulgarian Stock Exchange-Sofia.

Investment Program 

To achieve its investment goals, the company has developed a three-year (2006-2008) investment program directed at the purchase of high-quality real estate in Sofia, other cities in the country and along the Black Sea coast. The acquired building plots are envisaged for the construction of modern residential, office, retail and/or business premises. Part of built-up area will be sold, tand he remaining will be rented out.
